Prequalification filters leads before they take up a showing slot. Built-in questions cover the basics, and you can add custom open-ended questions if you have specific criteria the defaults don’t cover.

Where to find it

Global Settings → Prequalification at app.rentsmart.com/global-settings. To override for one property, open the property → Showing Coordinator widget → Prequalification tab.

Built-in questions

Each one has a simple on/off toggle:
  • Ask about Move-In Date — when can they move in?
  • Ask about Pets — how many?
  • Ask about Income — source and total household yearly income
  • Ask about Bankruptcy — has anyone in the household filed in the last 7 years?
  • Ask about Eviction History — has anyone been evicted in the last 5 years?
  • Ask about Criminal Record — has anyone been convicted of a misdemeanor or felony?
Toggle on what you want to ask. Toggle off what you don’t.

Custom questions

For anything the defaults don’t cover, click + Add Question, type the question (open-ended free text), and toggle it on. Each custom question has:
  • A text field for the question content
  • A toggle to enable/disable without deleting
  • An × to delete entirely
Examples:
  • “Have you served any pets to your previous landlord?” (not really, but you get the idea)
  • “How did you hear about us?”
  • “Do you have any additional considerations you’d like us to know about?”

What leads see

When a lead clicks Schedule on a property, the prequalification questions appear as the second step of the schedule flow.
If every question is toggled off, the Prequalify step is skipped entirely — the lead jumps from Contact Info straight to ID Verification.

Where the answers go

Every lead’s answers appear on the Prequalification tab of their detail panel in All Leads. Useful for following up or sorting by criteria the AI doesn’t screen on directly.

Per-property overrides

The per-property override starts from the global questions. You can:
  • Toggle inherited questions on or off for just this property
  • Add property-specific custom questions
  • Click Reset to Global to restore the global state
