Fee templates are organized into two independent groups:- Fees Included in Monthly Rent — fees that are already part of the rent amount (no extra charge to the tenant)
- Additional Fees — fees on top of rent (parking, pet rent, one-time move-in fees, etc.)
Creating a template
Click the + icon next to either section heading.For Fees Included in Monthly Rent
- Fee Name (required)
- Description (optional) — shown on the public listing page
- Amount (required)
- Type — Non-Refundable or Refundable
For Additional Fees
Same fields, plus one extra:- Frequency — Monthly, Bi-Monthly, Annually, One-Time at Move-In, or One-Time at Move-Out
How templates are used
When you create a property, Step 2 (Financial Details) gives you a choice for each fee:- Pick from your saved templates (added to that property in one click)
- Add a one-off fee that exists only on that property
Fee templates only affect new listings. Changing or deleting a template does not retroactively change or remove that fee from listings that already include it. Edit the listing directly to change fees on an existing property.
Where fees show up publicly
Both fee types appear on every property’s public listing page, under the Fee Breakdown tab, with their refundability and frequency clearly labeled. This is RentSmart’s transparency promise to prospective tenants — every fee they’d pay to move in is visible upfront.Create a listing
