Showing Availability is the calendar window leads can book against. Configure it once globally, override it per property if needed.

Where to find it

Global Settings → Showing Availability at app.rentsmart.com/global-settings. Per-property override: open the property → Showing Coordinator widget → Availability tab. Reset to Global Defaults in the top-right restores the global values.

Self-Access and In-Person settings are separate

Two sub-tabs:
  • Self-Access Defaults (key icon)
  • In-Person Defaults (person icon)
Both have the same field structure, but you can set them independently — e.g., Self-Access available 8 AM to 9 PM, In-Person 10 AM to 5 PM by appointment.

Time Slot Settings

  • Showing Duration — how long each slot is, in minutes
  • Buffer Between Showings — minutes of gap between slots (can be 0)
  • Minimum Booking Notice — how far in advance a slot must be booked. Switchable between Hours and Days (click the unit text). Can be 0 for immediate access.
  • Maximum Booking Notice — how many days out leads can book (at least 1)
Example: Duration 30, Buffer 15 → a 3:30 booking blocks the next slot until 4:15.

Weekly Schedule

Seven rows, one per day. For each day:
  • Start Time and End Time (12-hour with AM/PM)
  • 24 Hours toggle — when active, the day is fully open and the time fields grey out
  • Day on/off toggle — when off, the entire day is disabled regardless of other settings

Global Blackout Dates

Block specific days when you don’t want showings booked. To add a blackout, fill out the fields at the top of the section and click Add Blackout:
  • Date (required)
  • Start Time and End Time — required if All Day is off
  • All Day toggle — block the entire date
  • Recurring Monthly toggle — the blackout repeats every month on the same date (29th–31st rolls to the last day of months that don’t have it)
Adding a blackout on a day with existing scheduled showings does not cancel those showings. It only prevents new ones from being booked.

List view vs. Calendar view

Toggle between two views:
  • List View — every future blackout with a Remove button
  • Calendar View — month grid with all-day blackouts in red (“All day”) and time-range blackouts in orange (showing the times). Navigation arrows to move between months.

Per-property blackout rules

A property can add its own blackouts on top of the global ones. Global blackouts cannot be toggled off per-property — they’re enforced everywhere. Properties can only add additional blackouts beyond the global set.
