# TransUnion screening reports

> The three reports RentSmart orders for every prospective tenant: Credit, Criminal, and Housing History.

Once a Profile passes [AI validation](/households/ai-validation), RentSmart orders three TransUnion reports automatically. Together they form the screening package the AI uses to apply your [Auto Denial Rules](/screening-rules/auto-denial).

## The three reports

* **Credit Report** — credit score, accounts, collections, payment history
* **Criminal Report** — criminal record check
* **Housing History Report** — eviction filings and outcomes (dispossessory actions, writs of possession)

All three are pulled per individual prospective tenant — not per household. A 3-adult household generates 9 reports.

## Waiting on Reports

While the reports are being pulled:

* Profile status: **Waiting on Reports**
* Household status: **Waiting on Reports** (once every Profile is at this stage)

Reports usually return within a few minutes but can take longer during peak times.

## What happens after reports arrive

Two things happen:

1. The **Background & History** tab on each Profile is re-validated against the TransUnion data. Any contradictions (e.g., reported "no evictions" but the report shows one) flip that section to **Failed** and send the prospective tenant back to Awaiting Applicant.

2. Once all cross-checks pass, the Profile becomes **Validated**, and the household moves to **In Review**.

## In Review — AI screens against your rules

Now the screening AI compares the validated household against your [Auto Denial Rules](/screening-rules/auto-denial):

* **Hardline failure** → Household auto-denied. Every household member gets an Adverse Action Letter automatically.
* **Soft tolerance** (within 0.5× of rent-to-income or within 50 points of credit score) → Household is **still delivered** to you for review.
* **Pass** → Household moves to **Pending** and lands in your queue for a final decision.

Most reviews complete in **5–7 minutes**. If something triggers **Human Review** (e.g., an edge case in the data), it can take longer.

## Where to view reports

On any prospective tenant's **Individual Profile page**, the **Credit Check** tab shows three buttons:

* **Credit Report**
* **Criminal Report**
* **Housing History Report**

Each opens the report directly from TransUnion in a modal. You can review the source data any time after the reports arrive.

## Consent

Every prospective tenant explicitly consents to TransUnion screening when they create their Profile. The screening AI's denial decisions cite the specific TransUnion data point — that's what gets included in the [Adverse Action Letter](/households/decisions) when a denial is sent.
